Increased building density on residential lots, more interest in outdoor living spaces, finds AIA Home Design Trends Survey

second-quarter Home Design Trends Survey, revealing significant trends in the residential market. 

As the summer months approach, outdoor living spaces and blended indoor and outdoor spaces continue to top the list of exterior features in homes. There was also a six-percentage point increase in respondents reporting popularity of outbuildings, such as sheds or pool houses showing a growing interest in utilizing outdoor space.  

The survey revealed trends of maximizing existing space with increased building density on lots being a top property characteristic, especially as lot sizes continue to decline.  

More insights from the survey:  

  • Overall square footage in homes seems to be decreasing. 

  • Interest in accessory dwelling units (ADUs), either for rental or family members, remains very strong but the pace of growth has eased from 2023.  

  • Accessibility and overall designs for aging in place remain popular while larger and/or multiple living spaces increase in popularity. 

  • Project backlogs decline slightly but remain relatively healthy at residential architecture firms. 

The AIA Home Design Trends Survey is conducted quarterly with a panel of more than 300 architecture firms that concentrate their practice in the residential sector. More information on the latest survey results can be reviewed onâ�¯ AIA’s website
